Description
Approximately 530 acres of unique and historic property with a variety of terrain and amazing views of Eagle Pass. This property is ideal for commercial or residential development.
Location
What is known as the Chittim Farm (Google Maps Link) is situated between Highway 57 and Highway 277 (Veterans Blvd.) immediately North of 2nd street and Northwest of the city of Eagle pass. There is a Southern access to the property via a utility easement. There is also access from North Veterans Blvd as well as at the end of Crown Ridge. Various commercial and residential developments lie to the immediate South and West.
Land
Geologically, the acreage has some interesting features not typically found on Southwest Texas Ranches. The terrain is rocky in most areas, but the land smooths out as you approach high ground in the middle of the acreage. The Seco creek (approx. 1 mile) tends to hold some water even into dry spells. These cooler and wet recesses tend to offer relief for wildlife and foliage during the hot summers. Seeps along the canal also offer water when there is usually none to be found. Rocky outcrops separate the high country from the lower areas. Fossils are plentiful in select areas especially along the canal.
Improvements
There are two very old and small uninhabitable structures on the North end of the property that were possible military outposts during the Mexican-American War. The entire Eastern side of the property is bordered by a Maverick County Water Control District canal. There is a leased communications tower in the center of the property that provides predictable yearly income.
Wildlife
Ceneza and blackbrush provide cover for a variety of songbirds including mourning dove, roadrunners, flickers and finches. Abundant Spanish dagger and cactus protect a healthy scaled quail population and rattle snakes are far less common than you would expect for this area. Whitetail deer are frequently found in the creek beds and there is evidence of Javalina inhabitance. Cottontail and jackrabbit are fairly common along with coyote and bobcat that keep them under control. Fishing in the canal can be quite good for bass, catfish and bluegill.
